    One Google reviewer says: I’ve been here over ten times and I think is this overall one of the best clubs in Atlanta. Cover is usually $20 and staff has always been friendly when I’ve visited. Drinks are reasonably priced for a club, not cheap, but not over priced. The DJ is usually pretty good. My favorite night to visit is on Monday nights because its a hip hop crowd.”

    Luxury Movie Theater Development Coming To Pinewood Forest

    If you’re abreast of metro Atlanta’s movie-making prowess, you know that Pinewood Studios in Fayetteville is where the magic happens. The area is also in the midst of a development build-out that will bring a 25-acre town center to the area.

    Now a luxury movie theater development is being added to the mix. Adjacent to Pinewood Atlanta Studios, the project is slated to break ground later in 2019 and will open in 2020. Given the area’s rich movie-making, a movie theater to show off the latest films only makes sense.

    Luxury movie theater planned for Pinewood Forest

    Developers Pace Lynch Corporation, Spotlight Theatres, and Alerion Services are expecting the movie theater to attract more than 240,000 people a year.

    “Pinewood Forest is thrilled to reveal plans for the boutique theater,” said Rob Parker, President of Pinewood Forest. “The state of the art facility will complement our vision for Pinewood Forest to become a premier entertainment, culinary and wellness destination in the Southeast. Pace Lynch and Spotlight are the perfect partners for this project, delivering upon our vision of a town for creating unlike any other.”

    The movie theater will be a gathering place for lovers of cinema. Planners say it will host blockbuster films, especially those produced at the adjacent Pinewood Atlanta Studios, as well as other film and video content, live performances, broadcasted sports and entertainment events, corporate events and more.

    Also, planned for the Pinewood Forest development is Pancake Social, an all-day breakfast spot.

    Luxury Novel Upper Westside Apartments Coming To Atlanta

    New rental units, called the Novel Upper Westside Apartments, are going up in Atlanta, the Summit Contracting Group, its builder, announced recently.

    Construction on Novel Upper Westside, a three-building structure, began in November 2018 and is slated to be complete in the fall of 2020. The development will consist of 345 units spread across 305,405 square feet.

    Novel Upper Westside will have a number of amenities such as a fitness center, club rooms, pool courtyard, park/plaza, roof-top lounge and dog park.

    Summit Contracting has worked on Atlanta developments before, notably the Helios building on Cheshire Bridge Road in Buckhead. The developer is Crescent Communities and the architect is Rule Joy Trammel + Rubio, LLC.

    The Interlock: $450 Million Project Coming To West Midtown Atlanta

    A $450 million mixed-used development featuring residential and business spaces is taking shape in West Midtown. It’s called The Interlock. The project is a partnership from two companies involved at Ponce City Market.

    The structure is located at Howell Mill and 14th Street and will feature a stately rooftop that promises to be an architectural wonder. Slater Hospitality Concepts plans to build a one-acre rooftop featuring a private infinity pool and lounge with retractable roof, according to the media release.

    Other amenities at The Interlock include a two-story 12,000-square foot restaurant. The concept would be available to members of an exclusive club like those in New York, Chicago and other metropolitan cities.

    According to the Atlanta Business Chronicle, the Interlock project the inaugural tenant has already signed on: Saint-Germain Bakery, which also has a location at Ponce City Market, will move into a 20,000 square foot space.

    The Interlock is scheduled to break ground in November and open in 2020.

  • Rents To Surge Higher If Amazon’s H2Q Picks Atlanta, Study Says

    If you think apartment rent is already too high in Atlanta, findings from a new study suggest you ain’t seen nothing yet.

    Apartment List, an online rental site, commissioned a study recently to show what Amazon’s H2Q project would mean for renters in a handful of cities with legitimate chances of landing the company.

    Amazon announced last fall that it would be holding what amounted to sweepstakes to choose its next world-class headquarters. The company is based out of Seattle, Washington.

    In addition to Atlanta (and nearby suburb Stonecrest) Denver, D.C., Chicago, Baltimore and Washington have all stepped up to the plate with elaborate proposals.

    Pundits say Atlanta has to be the leading choice because the city best fits Amazon’s criteria of amenities, including adequate transit system, and a location within in an hour of an international airport.

    The study, which took into account data from the U.S. Census as well as Labor Bureau stats, indicated that most metro areas would see more jobs than housing, which would raise real estate prices.

    “We project that Raleigh, N.C., Pittsburgh and San Jose will feel the rent increase the most, while the impact will be smaller in Washington, D.C., Los Angeles, and Dallas,” the study said.

    The study’s authors added: “According to Apartment List analysis, rents in Raleigh, San Jose, Baltimore and Pittsburgh will be the most impacted by Amazon choosing to build its HQ2 in their metros, with rents expected to increase by an additional 1 percent or more per year over the next ten years.”

    Atlanta was among the cities projected to see a “moderate” increase in apartment rents, characterized by 0.5 to 1 percent, according to the study. Other cities in this lot included Boston, Detroit, Austin, Minneapolis and Denver.

    The ATL is seen by experts as the city to beat. In November, Sperling’s BestPlaces, a website dedicated to livability issues named Atlanta as the front-runner in a study of likely HQ2 sites.

    “In our Amazon Hyper-Ranking, the metro area of Atlanta is the clear winner, with six 1st-place selections,” the report read. “Atlanta was cited by many studies and articles as being large enough to absorb the expected 50,000 new Amazon workers, being a major air hub, and having a reasonable cost of living.”

    The most exciting development in Atlanta real estate is the Westside Park at Bellwood Quarry. Nearly one year after the city of Atlanta released renderings showing what it will look like, Atlantans how have a clearer picture courtesy of a groundbreaking ceremony, which took place this week.

    The quarry project, which borders the Chattahoochee River and Hemphill Water Treatment Plant, will include nearly 300 acres of park space.

    “The Westside Park at Bellwood Quarry will change the surrounding landscape far beyond just being the largest greenspace in the city,” Mayor Keisha Lance Bottoms said in a written statement. “The park will become ground zero for some of the biggest economic investments ever seen on the Westside of Atlanta. It will help neighborhoods here thrive and return to their former glory, as well as be the home of an important back-up water source for the entire city.”

    A $26.5 million project, the initial phase of the future Westside Park at Bellwood Quarry will include a park gateway entrance at the intersection of Johnson Road and Grove Park Place on the north side of the park.

    How Big is Westside Park at Bellwood Quarry?

    The Westside Park at Bellwood Quarry encompasses 280 acres of greenland, wilderness and cleared-out rock quarry.

    How Will Adjacent Neighborhoods Benefit? 

    The design will provide lighting, signage, well-designed graphics and will promote pedestrian and bicycle traffic.

    The restoration of Grove Park Place will include the removal of invasive species, resurfacing of the roadway, and the rehabilitation of vegetation along the corridor.

    Additionally, the grand overlook area will maximize breathtaking panoramic views of the reservoir and the Atlanta skyline. Visitors will also be able to experience the quarry by ADA accessible trails leading to the grand overlook.

  • Construction Begins On Gentry Mixed-Use Apartments In Buckhead

    Construction began in Atlanta recently on Gentry, a luxury mixed-use apartment community in Buckhead, AtlantaFi has learned.

    The 21-story high-rise community located at 3172 Roswell Road used to be a one-acre parking lot. Situated in a prime location close to The Shops at Buckhead, Whole Foods, Phipps Plaza and Lenox Mall, the development will be in the center of the action when it is completed.
