Tyler Perry Buys $30 Million Mansion in Puerto Rico

Tyler Perry has purchased a $30 million mansion in Puerto Rico, advancing plans to relocate and slow down while expanding production options beyond his Atlanta base.

According to TMZ, the filmmaker and studio owner closed on the property in a gated community. The home, built in 2021, spans 14,475 square feet on nearly 1.4 acres. It includes five bedrooms, 10 bathrooms, a movie theater, an open-concept kitchen, a pool, and a gym. Perry intends to shoot projects on the island and open a production office there, while keeping his Atlanta studios fully operational. The size of the house is noted as practical for accommodating production needs.

The purchase comes roughly a month after Perry, 57, publicly discussed moving to Puerto Rico at the start of 2027. In a September appearance on Today with Jenna & Sheinelle, he said he was “pulling back a whole lot” from work to spend more time with his 11-year-old son, Aman, and simply enjoy life as he gets older. He has not cited tax incentives as a factor, though Puerto Rico’s Act 60 program has drawn other high-net-worth residents. PEOPLE confirmed the home purchase details reported by TMZ.

The Puerto Rico buy fits a broader real estate strategy in which Perry is streamlining mainland holdings while retaining a substantial Georgia footprint and Caribbean assets.

He recently listed his Beverly Hills estate for $57 million. Perry bought the 22.5-acre parcel in the gated Beverly Ridge Estates community in 2004 for $4.3 million and completed a roughly 24,500- to 24,600-square-foot Mediterranean/Tuscan-style mansion in 2012. The home has been described with eight to nine bedrooms and 12 to 15 bathrooms, plus a library, screening room, gym, wine cellar, music hall, pool, guesthouse, and staff quarters. It famously housed Prince Harry and Meghan Markle for several months in 2020 after they left the UK; the couple later bought in Montecito. The property has also hosted other high-profile guests over the years.

In June, Perry listed his Jackson Hole, Wyoming, retreat for $39.5 million. That property features a custom log home of about 10,988 square feet on 37.62 acres, with mountain views and amenities including a theater and gym. Together, the two listings carry a combined asking price of roughly $96.5 million.

Perry is keeping major Atlanta-area holdings. Tyler Perry Studios occupies the bulk of the former Fort McPherson military base—initially about 330 acres acquired in 2015 for $30 million, later expanded. The campus includes soundstages, a White House replica, residential backlot sets, and other production facilities that have hosted numerous films and series. Near the studio, he maintains a primary residence.

Farther out in Douglasville/Douglas County, he acquired large acreage (reports cite roughly 1,200 acres or more) and has been developing a substantial private estate, described in various accounts as including a large mansion (estimates around 35,000 square feet), a private airstrip, and farm elements. Earlier Atlanta properties, including a record-setting Buckhead mansion built after a 2005 purchase and sold in 2016 for $17.5 million, have been offloaded over the years.

Outside the mainland, Perry owns White Bay Cay, a roughly 25-acre private island in the Exuma Cays of the Bahamas (plus a smaller neighboring island), purchased around 2009 for a reported $18 million. It has been developed as a secluded retreat with residences, docks, and other amenities suited to privacy.

The Puerto Rico acquisition places Perry among other entertainers and public figures who have spent time on or moved to the island, including Logan Paul and Jake Paul (who live there) and visitors such as Paul Rudd and Mariska Hargitay. For Perry, the new home appears to serve dual purposes: a personal base for family time and a practical production foothold that does not require shutting down his established Atlanta operations. As the Beverly Hills and Wyoming properties seek buyers, the overall portfolio continues to reflect the scale that has defined his real-estate approach—large, private, and strategically placed around both work and downtime.
