Atlanta BeltLine Weekend Activities: Don’t Miss These Holiday Happenings

    5 Min Read

As the holiday season winds down this Atlanta weekend and the new year approaches, the Atlanta BeltLine remains the city’s premier spot for outdoor fun, community vibes, and post-Christmas relaxation.

This weekend — Saturday, December 27, and Sunday, December 28 — offers perfect conditions for enjoying the 22+ miles of multi-use trails, public art installations, and bustling neighborhoods connected by this urban gem.

Weather Outlook: Unseasonably Mild for Late December

Expect pleasantly warm temperatures this weekend, with highs reaching the upper 60s to low 70s (°F) both days under partly sunny to mostly cloudy skies. Lows will hover in the mid-50s to low 60s overnight.

While there’s a slight chance of passing showers (especially Sunday afternoon), conditions should be ideal for walking, biking, or simply soaking in the sights. Dress in layers, but leave the heavy coats at home — Atlanta’s December has delivered a mild surprise!

    Top Activities for the Weekend

    1. Stroll or Roll the Trails – Eastside, Westside, and Beyond

The BeltLine is always free and open 24/7, making it the ultimate low-key weekend activity.

    • Eastside Trail (Ponce City Market to Krog Street Tunnel): This remains the most popular section, buzzing with people enjoying the mild weather. Grab coffee at a spot like Muchacho or brunch at West Egg Cafe, then walk off the calories amid stunning street art and holiday leftover lights still twinkling in some areas.
    • Westside Trail: Quieter and more scenic, perfect for a peaceful jog or bike ride past the booming Lee + White district. Check out breweries like Monday Night Garage for a casual pint.
Pro tip: Rent a bike or scooter through one of the many stations along the path — it’s an easy way to cover more ground without the post-holiday food coma.

    2. Capture the Season with Photography

Nature and urban enthusiasts, take note: A special Atlanta Nature Photography Meetup is scheduled for Saturday morning (starting around 9:00 AM near the Dockside Visitor Center area). Join fellow photographers for a guided walk capturing the BeltLine’s winter scenery — think golden light on public murals, lingering holiday decorations, and the serene beauty of Piedmont Park connections. All skill levels welcome; check Eventbrite for last-minute details and registration.

    3. Guided Tours and Art Exploration

While official Atlanta BeltLine Inc. events are light this post-Christmas weekend (with the next big one being the New Year’s Bike Ride on Jan. 1), independent operators are running street art and BeltLine walking tours throughout both days. These 2–3 hour experiences (often including a happy hour stop) highlight the Eastside’s world-class murals, hidden gems, and the history of Atlanta’s transformative loop. Prices start around $45 — book ahead via platforms like Fever or local tour groups.

    4. Eat, Drink, and People-Watch

The BeltLine’s food scene shines year-round, but especially on mild winter weekends:

    • Ponce City Market and Krog Street Market offer heated patios and seasonal specials — think hot cocoa, craft coffee, and hearty bowls.
    • Nearby spots like BrewDog Atlanta and New Realm Brewing often host casual pop-ups or live music in the afternoons.
    • For something cozy, grab fireside drinks at one of the many rooftop or patio venues overlooking the trails.

    5. Relax and Reflect

With no major organized races or crawls this specific weekend (the big holiday events wrapped up earlier in December), it’s an ideal time for a slower pace:

    • Walk the loop with friends or family while chatting about 2025 goals.
    • Spot the remaining Art on the BeltLine installations — the Southeast’s largest public art showcase.
    • Bring your dog for a leashed stroll; many sections are pet-friendly, and the open spaces are great for burning off extra holiday energy.

    Why the BeltLine This Weekend?

After the hustle of Christmas, the BeltLine provides the perfect blend of activity and tranquility. Whether you’re local or visiting, it’s a reminder of what makes Atlanta special: connected neighborhoods, beautiful green spaces, and endless ways to enjoy the city on foot (or wheels).

Bundle up lightly, bring water and sunscreen (yes, really — those UV rays are sneaky), and head out to experience the BeltLine at its winter best. Have a fantastic weekend, Atlanta!

As the year wraps (almost), reflect on the BeltLine’s magic with a sunset jog or bike ride. The paths will be buzzing with families, joggers, and holiday strollers, all under strings of lights that make every mile feel like a postcard.

Why the BeltLine Shines This Holiday Season

The Atlanta BeltLine isn’t just a trail — it’s the heartbeat of our city’s community spirit, connecting neighborhoods with 17 miles of green space that’s seen over 1.5 million visitors this year alone. December amps up the joy with these events, blending fitness, family, and frolic while supporting local causes like climate advocacy and animal welfare.

Weather forecast? Mostly sunny with highs in the low 50s — bundle up, but leave room for that ugly sweater. For the latest updates, check beltline.org/events.

Tyler Perry Faces New Sexual Assault Lawsuit from Madea Actor

    3 Min Read

Tyler Perry, the powerhouse filmmaker and founder of Tyler Perry Studios here in Atlanta, has been hit with a new lawsuit accusing him of sexual assault and battery.

The complaint, filed Thursday in Los Angeles Superior Court by actor Mario Rodriguez, who had a small role in Perry’s 2016 comedy Boo! A Madea Halloween, seeks at least $7.7 million in damages.

Actor in ‘Boo! A Madea Halloween’ Sues Tyler Perry

According to the lawsuit, Rodriguez first connected with Perry in 2015 after a trainer at an Equinox gym in Los Angeles passed along his phone number, saying Perry wanted to discuss acting opportunities.

Perry allegedly encouraged Rodriguez to audition for Boo! A Madea Halloween, telling him, “I’m not a bad person to know and have in your corner.” Rodriguez landed a minor part as “Frat Guy #10” in the Lionsgate-distributed film.

The suit claims that after filming began, Perry made repeated unwanted sexual advances over several years, including at his Los Angeles home. Specific allegations include inappropriate touching while watching a movie, attempting to unbuckle Rodriguez’s pants, and placing the actor’s hand on Perry’s genitals.

The complaint also states that Perry provided Rodriguez with $5,000 on multiple occasions following these encounters.

Rodriguez alleges he resisted the advances and eventually cut contact in 2019, though Perry periodically reached out afterward.

Rodriguez is pursuing claims of sexual assault, sexual battery, and intentional infliction of emotional distress.

The lawsuit also names Lionsgate, accusing the studio of ignoring Perry’s alleged misconduct during the production and distribution of the film.

This marks the second recent legal challenge for Perry involving similar accusations. In June 2025, actor Derek Dixon, who appeared in Perry’s BET series The Oval, filed a separate lawsuit claiming sexual harassment, assault, and retaliation, seeking over $260 million.

That case, originally filed in California, has since moved to federal court in Georgia, where Perry’s massive Atlanta studio complex is located. Both Rodriguez and Dixon are represented by the same attorney, Jonathan Delshad.

A representative for Perry strongly denied the allegations in a statement, calling the new lawsuit a “failed money grab” and noting the shared legal counsel with the prior case.

Lionsgate did not immediately respond to requests for comment.

Perry, one of Atlanta’s most prominent entertainment figures, has built an empire with his studio in the city, creating thousands of jobs and boosting Georgia’s film industry for years.

    Final Word

No criminal charges have been filed in either matter, and both cases remain ongoing.

This story is developing, and we’ll continue to follow updates as they become available.

  • How To Buy A Foreclosure In 2020

How To Buy A Foreclosure In 2026

    6 Min Read

Foreclosures can offer significant discounts, often 20-40% below market value, making them a powerful tool for building wealth through rentals, flips, or personal residences. However, they’re not for beginners. The process involves unique risks, competition, and Georgia-specific rules. In this guide, I’ll walk you through the steps.

Buying a foreclosure in Atlanta, Georgia, can pay off with a little persistence.

With the local real estate market teetering on unaffordability you can be sure to find several foreclosed properties in the area for sale right now.

What makes a foreclosure so attractive? Well, the primary draw is that these homes are cheaper than market value, so they are very attractive to people looking to get into home investing.

How To Buy A Foreclosure: Everything You Need To Know

This article will tell you everything you need to know about buying a foreclosure.

    What Is A Foreclosure?

A foreclosure is a process in which the deed holder of a property seeks to take ownership of it, usually due to unpaid debt.

Here’s how a foreclosure typically works: For one reason or another, a distressed homeowner finds himself or herself in danger of defaulting on their mortgage. When a mortgage payment or perhaps several payments is missed, the bank sends the homeowner a notice of trustee’s sale.

Because the debtor loses possession — and rights — to the home, the lender will look to sell the home under its value.

This makes the home especially attractive to investors. Meanwhile it is an understandably emotional transaction for the previous owner.

Pros and Cons of Buying Foreclosed Homes

    Pros:
    – Deep discounts in hot Atlanta markets.
    – Potential for high equity gains, especially in revitalizing areas.
    – Less competition than traditional sales in some cases.

    Cons:
    – Sold “as-is”—major repairs common (e.g., mold, plumbing issues from neglect).
    – Limited inspections, especially at auctions.
    – Title risks (liens, back taxes).
    – Cash often required for auctions; financing trickier for distressed properties.

Is It Smart To Buy A Foreclosed Home?

Buying a foreclosed home is a great way to get a property for less money than it’s worth. Buying a home in pre-foreclosure — meaning, before it enters the foreclosure phase — may be when the owner is at their most motivated state.

That being said, the wisdom in buying a foreclosure rests entirely with your plans to profit from it. If you don’t have a plan, then buying a foreclosure may be a terrible idea, especially if you don’t get a home inspection done.

Now let’s go over some steps you need to buy a foreclosure. There are three ways you can buy one:

But first, you need to know where the foreclosures are  U.S. foreclosure filings are down across most of the U.S., but they’re up double digits in these cities:

    • Baton Rouge, Louisiana (43%)
    • Atlanta, Georgia (up 25%)
    • Salt Lake City, Utah (up 17%)
    • Orlando, Florida (up 16%)
    • Portland, Oregon (up 16%)

Now, if you live in one of these cities, all you need to do is get a foreclosure filings list to see the properties. Let’s go over the three ways you can buy a foreclosure:

    In Pre-Foreclosure

If you learn that a home is in pre-foreclosure, that means that the bank or lender has notified the homeowner that they plan to foreclose on the property.

This creates a motivated seller. If you happen to approach the homeowner about selling the property, you can get it for a good price.

The key to buying a pre-foreclosure home is to get while the owner still has control. Once the property goes into foreclosure, the owner loses all rights and you have to deal with the bank.

What’s different about buying a home in pre-foreclosure is that, you typically have to pay the following:

    • Loan balance
    • Any liens on the property
    • homeowners insurance

After that, you take over possession of the home from the seller. Again, remember to handle the transaction with all due care, dignity and respect.

    Where To Find Pre-Foreclosure Homes

You can find real estate listings that will show you plenty of pre-foreclosure homes.

You may also try to get the a distressed property at foreclosure. Let’s talk about it:

    At Foreclosure Auction

A foreclosure auction often takes place on the courthouse steps. The Sheriff conducts the auction and ensures that order takes place.

A bailiff or another official may preside over proceedings, reading out properties from a foreclosure list. All you have to do is be present and bid on the properties to participate.

Be wary of some foreclosures if you haven’t done your research or driven by the properties. Many of them are uninhabitable and may required extensive repairs.

If you end up buying a money pit, you’d better have a plan. That’s because once you buy a foreclosure, you’re liable for all expenses related to the home.

    Bank-Owned Property

You may choose to buy a property straight from the lender. This is typically considered a bank-owned property.

The bank has a right to hold onto a property as long as possible, so be aware that sales often take months and maybe even years.

    Where To Find REO Properties

    • Familiarize yourself with the Multiple Listing Service (MLS), which has a list of REO properties.
    • Contact Realtors: Real estate agents know where all the REOs are in any given area.
    • Go online and Google search “REOs near me” to find listings in your area.

With any real estate transaction, make sure you get in touch with a real estate attorney so that you’re protected legally.

    Final Thoughts

When you buy a foreclosure, you have to purchase it with cash, so you should make sure that your money is right.

Ether you have to put together a plan to save or take out a loan. Either way, you need to have cash money. So here’s my closing advice: Count the cost.

Atlanta has one of the best real estate markets in the country, with affordable housing in every quadrant of the city. Large backyards, manicured parcels and strong neighborhoods with ample dining amenities make it one of the top places for transplants.
Keep up with what’s going on in Atlanta’s real estate scene here.

  • We’ll Have To Wait a Bit Longer for Georgia’s New Buc-ee’s

    3 Min Read

Fans of the iconic Texas-based travel center Buc-ee’s in the Atlanta area will need a bit more patience for the chain’s next Georgia outpost.

While the beloved stops for brisket, Beaver Nuggets, and spotless restrooms continue to expand nationwide, the fourth location in the Peach State has seen a delay.

According to Buc-ee’s latest development plans, the new store in Monroe County — conveniently located off I-75 on Rumble Road, roughly midway between Atlanta and Macon — is now tentatively slated for a 2028 opening. This marks a pushback from an earlier target of March 2027.

Monroe County Location Pushed to 2028

The massive 74,000-square-foot facility is expected to bring around 200 jobs to the region, along with dozens of fuel pumps, electric vehicle charging stations, and the chain’s signature oversized layout packed with fresh food, jerky, fudge, and merchandise.

No new Buc-ee’s openings are planned in Georgia for 2026, with the company’s focus that year on sites in Ohio, Arizona, and Texas.

    Current Buc-ee’s Locations in Georgia

Georgia already boasts three Buc-ee’s travel centers:

    • Calhoun (Northwest Georgia, off I-75)
    • Warner Robins (Central Georgia, off I-75)
    • Brunswick (Coastal Georgia, off I-95) — the largest in the state, opened in July 2025

The Monroe County site will be a boon for Atlanta-area travelers heading south on I-75, offering a prime stop for road trips toward Macon, Valdosta, or Florida.

Buc-ee’s continues its Southeast expansion with planned locations in neighboring states like Florida, Tennessee, South Carolina, and North Carolina through 2031.

For now, Atlanta Buc-ee’s enthusiasts can hit the road to one of the existing spots — or stock up on patience (and maybe some jerky) until 2028. Stay tuned for updates as construction progresses in Monroe County.

    Final Word

At this point, Atlanta cuisine has become indispensable to the South. The largest city in Georgia’s food festivals and culinary events set the tone for the entire Southeast.

Only in Atlanta can the casual observer find specialty food shops, off-the-beaten-path restaurants, farmers’ markets and farm stands all at an affordable price point.

But Atlanta also has trendy restaurants, pop-ups and time-tested landmarks that continue to draw big crowds.

Metro Atlanta’s food and drink scene continues to grow with no stops on the horizon. Ready to try something new?

  • Become an actor in Atlanta

How To Become An Actor In 2026

    5 Min Read

Do you have what it takes to become an actor? You might not think it can happen, but it definitely can.

The reason we say that is because in places like Atlanta or New Orleans, more and more Hollywood productions are holding casting calls there, giving people who never thought they’d be in the industry a chance.

Here’s How To Become An Actor In Atlanta

This article will explain the steps on how to become an actor in today’s fluid landscape of Hollywood’s diminishing power, the rise of Netflix and Atlanta s the movie mecca. But first….

Do You Need To Go To Acting School To Be An Actor?

Let’s answer this question right now: No, you don’t have to go to acting school to be an actor. Well let’s say this: Tom Cruise, Jennifer Lawrence, Channing Tatum and many more actors didn’t go to acting school.

Lamont Coleman, an accomplished Los Angeles-based actor, producer and NAACP Award winner, says that the key to becoming an actor has as much to do with timing as much as your talent.

The truth is that you have to do what’s best for your career and lifestyle,” Lamont tells AtlantaFi.com. “Obviously, school can’t hurt, especially when you’re young.”

Don’t wait for someone to make you an actor, get and do it yourself! I went to school with so many people back in college that I don’t see here in Hollywood. So many people who I took classes with here in Los Angeles have now went back home.”

He says many actors are hired because they may be able to bring in another audience, but in his case, he worked his way up.

Coleman, who has landed a role on Tyler Perry’s Have and Have Nots, is a producer now. In fact, One of his films recently won the International Burbank film Festival.

So let’s get into it: Here’s what you need to do to be an actor:

    1. Go To Acting School

Ah, yes, education is one of the best ways to gain a foothold in any industry, and acting is no different. It is a craft after all.

Most actors will tell you that you need professional training, and that’s the truth. This video from The WillyDuz shares some insights from actors on the subject. One says this:

“I wasn’t in the conservatory program. I didn’t study theater for years and years, but I did take some classes,” one actor says on film.

“Also people have different levels of natural ability. Some people acting comes a little easier to them than others, so you might not need as much training,” he says.

Having said that I want to stress this: You DON’T have to go to acting school to be an actor.

    2. Get Discovered

After you’ve got some training or the drive it takes to be an actor, you’re going to need some exposure.

Back in the day, aspiring Hollywood actors used to wait tables and give business cards to customers who may be producers or directors in the business.

Nowadays you need to do various things to be seen and heard. That includes any of the following:

    • Go where the action is: Atlanta, Los Angeles, etc.
    • Network at industry events and parties
    • Make friends in the movie industry

The #1 to get discovered though is to get some work. That means you’ll need to try to land roles no matter if they’re small or large, talking or non-talking.

You need to work hard to audition for stage performances, web series, supporting TV and movie roles and more.

Here’s the thing: If you don’t get discovered, you’re going to have to…

    3. Start Working & Keep Working

The #1 way to become an actor is to work. It doesn’t matter so much where you live, or who you meet, although both of those things can help.

The key is to start working in the industry — and keep working. In the meantime:

    • Hone Your Craft
    • Extend Your Range
    • Be Patient

Show up early for auditions so that you can stand out.

    4. Take Some Good Headshots

One of the best ways to stand out from the acting crowd is to have a good headshot. You may be wondering whether your headshot should be black-and-white or color. Why not do both.

Here are some great headshot resources.

    Final Word

Coleman says make sure you make connections because you never know how they may bear fruit.

“The way this beast [Hollywood] is set up is you might get lucky and land a role in a commercial or five lines or less. But it’s who you know and if you are on their mind at the time.”

But it takes more than that. It will also take talent and good timing, if we’re being honest. But here’s the thing: You can do it.

Make sure you have an agent that you trust so that you can focus on your craft. So how do you get an agent? You get one through a referral.

Watch this video on getting an agent from Backstage.com:

Also, make sure your headshot is a great one.

Don’t be worried. You got this.

With more than 800 movie and TV projects just in the last few years, the film industry has generated more than $9 billion for the state of Georgia.
There are so many movies filmed in Atlanta these days that it’s hard to keep up with it all. That’s why I suggest you subscribe to AtlantaFi.com to get all the freshest movie casting calls, celeb sightings and Atlanta happenings delivered to your inbox.

  • How To List Your Home On Airbnb For Atlanta

How To Rent Your Home On AirBnb In Atlanta

    6 Min Read

The 2026 FIFA World Cup will be a game-changer for our city, with Mercedes-Benz Stadium (temporarily renamed Atlanta Stadium for the tournament) hosting eight high-profile matches, including a semifinal on July 15, 2026.

This includes five group-stage games starting June 15, a Round of 32 match on July 1, and a Round of 16 on July 7.

Renting your home out on AirBnb may be one of the easiest ways to achieve your goal and make extra money

Hotels don’t give tenants the same amenities and square footage as a typical AirBnb. That gives the homesharing site and app a clear advantage.

Atlanta is poised for massive demand: projections estimate around 216,000 visitors needing accommodations, with Airbnb guests alone contributing about 45,000 guest nights and potentially $70 million in economic impact. Local hosts could earn an average of $3,700 during the event period, with nightly rates spiking significantly—some listings already showing ADRs over $470 compared to normal rates around $107.

Bookings are surging early, with year-over-year demand up thousands of percent in neighborhoods like Buckhead, Vine City, and Chosewood Park.

If you’re considering listing your home (or a portion of it) on Airbnb, now is the time to prepare. This in-depth guide walks you through every step, from legal compliance to optimization strategies that can help you capitalize on this once-in-a-lifetime opportunity.

In this article, we’ll cover all the details on how to rent your home on Airbnb.

Is It Profitable To Rent Your Home On AirBnb?

Renting your home on AirBnb can be very profitable. Because many hotels charge high rates, it makes for an opportunity if you’re willing to list your home.

But before you do, make sure that you own a property in an area / neighborhood where new faces are welcome and guests feel safe.

It’s also a good idea to to make sure your neighbors are aware of what’s going on to a reasonable degree. You might also want to check to see if your homeowners association forbids it.

If you’re all clear, then you just need to prepare to rent your home.

Atlanta has regulated short-term rentals (STRs) since 2022 under Ordinance 20-O-1656. Operating without compliance risks fines or shutdowns—especially during a high-visibility event like the World Cup.

    • Short-Term Rental License (STRL): Required for rentals under 30 consecutive days. Apply via the City’s online portal (atlantaga.gov). Fee: ~$150 annually. You can license your primary residence plus one additional unit.
    • Display License Number: Must appear prominently on all ads, including Airbnb listings.
    • Zoning: STRs are allowed in all residential zones.
    • Taxes: Collect and remit hotel-motel tax (around 8%), state sales tax, and any local fees. Airbnb often handles this automatically.
    • Other Rules: Post house rules (noise, occupancy, parking), notify neighbors for new applications, and ensure safety compliance.

Check for HOA restrictions or neighborhood-specific bans (e.g., recent limits in areas like Home Park near Georgia Tech). Start the licensing process now—approvals can take weeks.

Setting Up or Optimizing Your Airbnb Listing

    If you’re new to Airbnb:

    • Create an account and verify your identity. Set up an account and log onto Airbnb.com, click on “Add a listing.”
    • List your property as an entire home, private room, or shared space (entire homes perform best for events).

    For existing hosts: Refresh everything.

    • Title and Description: Use keywords like “World Cup 2026 Ready,” “Near Mercedes-Benz Stadium,” “Mins to MARTA/Fan Zones,” or “Perfect for Soccer Fans.”
    • Photos: Professional shots are essential—highlight large TVs, outdoor spaces for gatherings, comfortable bedding, and event-friendly amenities.
    • Amenities: Emphasize essentials (Wi-Fi, parking, AC), plus World Cup perks: big-screen TV for watch parties, international power adapters, extra seating.
    • House Rules: Clear guidelines on noise (quiet hours 10 PM–7 AM), max occupancy, no parties, parking.

    2. Once you go through the prompts, you’ll choose whether this is a guest house or one where you “keep your personal belongings.”

You’ll also need to disclose whether you’re listing on behalf of a company or just yourself.

    3. Under “Sleeping Arrangements,” add how many beds are in the bedroom(s) as well as if you have a sofa bed.

    4. Once you add your address, you’ll need to confirm on a Google Map embedded in the page. Next, list any amenities like Wi-Fi, heat, AC (yes, those are all amenities) so that guests know what to expect.

    5. Next list all the “Spaces” that guests can use (pool, washing machine, dryer, etc.).

    6. Upload pictures of your home then describe your place, neighborhood and surrounding features to really sell it to would-be guests.

Pricing Strategy: Capitalize on Surge Demand

World Cup pricing can be 3–5x normal rates.

    • Dynamic Pricing: Use tools like AirDNA or PriceLabs to track comps. Current data shows massive uplifts; expect $400–$1,200+ per night for well-located properties.
    • Minimum Stays: Set 3–7 nights to reduce turnovers and lock in revenue.
    • Event Blocks: Open calendar now for June–July 2026. Set custom rates higher around match days, with buffers for pre/post-game.
    • Fees: Add cleaning, extra guest, or security deposit fees.

Monitor bookings—early inquiries are already pouring in. Competitive yet premium pricing wins during surges.

Once you do that, you’re ready to press the button to list your home.

Preparing Your Property for International Guests

World Cup visitors will be diverse—fans from Spain, Morocco, Saudi Arabia, and beyond.

    • Deep Clean and Declutter: Remove valuables; secure personal items in locked storage.
    • Stock Essentials: Extra towels/linens, toiletries, coffee/tea, basic kitchen supplies. Consider soccer-themed welcome basket (flags, snacks).
    • Event-Ready Touches: Large TV with streaming, guidebook with MARTA tips, stadium directions, local restaurants, fan zone info.
    • Safety and Comfort: Working smoke/CO detectors, first-aid kit, clear emergency instructions. International plugs, multilingual welcome notes.
    • Professional Help: Hire reliable cleaners; book them early as demand will spike.

If renting your entire home, plan where you’ll stay—many hosts travel during peaks.

Guest Experience and Operations During the Event

    • Communication: Fast responses; pre-arrival info on traffic, parking, public transit.
    • Security: Airbnb’s AirCover provides protection, but consider extra homeowner’s/rental insurance for events.
    • Reviews: Exceptional service leads to great feedback from guests, which can benefit your property with more business.

3 Tips & Tricks When Renting Your Home On Airbnb

    • Remember, all transactions should be handled by Airbnb. Do not accept cash payment outside of the online system, that’s how trouble and discrepancies can arise.
    • Always draft some house rules: Let your guests know that this is not an anything-goes residence and that big parties are a no-no.
    • Before you accept a guest, make sure they have great reviews. If you read their ratings on Airbnb, that will give you the greatest indication of what type of guest they are.

    Final Word

As you can see, there is some money to be made from renting your home out on Airbnb. To make the most of your home, always communicate your house rules to your guests ahead of time so there’s no misunderstanding.

Also, we can’t stress it enough: Let your close neighbors know that you’re listing your home on Airbnb.

There’s nothing worse than you renting out your home only to get a call from the cops hours later, saying that your neighbor reported a suspicious person on your property.

  • White house replica Atlanta exterior

Atlanta’s Iconic White House Replica Listed for $35 Million

    3 Min Read

If you’ve ever dreamed of living like the president without leaving Georgia, now’s your chance — for a cool $35 million.

The famous “Atlanta White House,” a three-quarters-scale replica of the actual White House in Washington, D.C., is on the market, making it the most expensive residential listing in metro Atlanta.

Atlanta’s White House Replica for Sale

Located at 3687 Briarcliff Road NE in DeKalb County’s Oak Grove area, the neoclassical estate spans nearly 3 acres and includes two full residences totaling more than 20,000 square feet of living space.

Built in 2001 by Iranian-American developer Fred Milani, the property was designed as a tribute to American democracy.

Milani sent designers to the nation’s capital to study the original 1600 Pennsylvania Avenue, resulting in a striking facade complete with Corinthian columns and iconic architectural details.

The main house, approximately 16,500 square feet, features presidential touches like a replica Oval Office with the Presidential Seal on the ceiling, a Lincoln Bedroom, and a Truman-inspired balcony.

Inside, buyers will find a grand foyer with a sweeping staircase, muraled ceilings, custom chandeliers, and an elevator for easy access to all levels.

The estate also includes a separate 7-bedroom guest house — dubbed a nod to the “West Wing” — along with amenities such as manicured gardens, an oversized swimming pool and jacuzzi, a pool house with outdoor kitchen, a banquet hall seating up to 250, a theater, game room, and meditation spaces.

Current owner Thuy Ai Kathy Lam, who purchased the home in 2013, has called it a symbol of her own American dream.

Lam immigrated from postwar Vietnam in 1995 and built a successful beauty business in Atlanta. She raised her family in the mansion until her children went off to college, prompting the decision to sell.

After Milani faced financial challenges during the 2008 housing crisis, the home was used for events, film shoots, and gatherings before Lam made it her private residence.

Real estate experts note that a sale at the full asking price would shatter metro Atlanta’s record for the priciest home sale, far exceeding previous highs around $18 million.

The property is listed with agents from SERHANT. Georgia, including Tiffany Powell and Tuy Dewey Luong.

National interest has surged recently, with CNN featuring a tour of the home highlighting its unique presidential replicas.

For more details or to schedule a viewing, contact the listing agents. In the meantime, drive-by sightings on Briarcliff Road continue to turn heads — just don’t expect Secret Service at the gates.

  • We Are ILL (We Are ILLmatic), a national nonprofit founded by Victoria Reese Brathwaite

Atlanta Hosts Wellness Weekend for Women with Autoimmune Diseases

    3 Min Read

Hundreds of Black women from across the country gathered in Midtown Atlanta last month for the sixth annual Wellness Week(end), a powerful and restorative event organized by We Are ILL.

The national nonprofit organization is dedicated to supporting Black women living with autoimmune conditions such as multiple sclerosis (MS), lupus, and neuromyelitis optica spectrum disorder (NMOSD).

Held November 7–9, 2025, at the Renaissance Atlanta Midtown Hotel, this year’s gathering carried the theme “In Pursuit of Joy” — a bold reminder that joy remains essential, even amid the daily challenges of chronic illness.

The weekend offered a much-needed space for education, deep connection, and empowerment in a healthcare landscape that often overlooks the unique experiences of Black women.

Attendees participated in panel discussions exploring the realities of living with chronic illness in Black communities, intimate support groups, adaptive fitness sessions, and a joyful celebratory happy hour.

The event was led by Victoria Reese Brathwaite, Founder and President of We Are ILL, alongside Emmy Award-winning 11Alive news anchor Aisha Howard. Actress Ashley Blaine Featherson-Jenkins delivered inspiring opening remarks to set the tone for the weekend.

“‘In Pursuit of Joy’ is how we fight back and breathe easier,” said Reese Brathwaite. “Black women living with MS, lupus, and NMOSD are carrying heavy medical, financial, and emotional loads in a climate that often overlooks our pain and our power. Wellness Week(end) gives us tools, community, and permission to feel good again. We learn, we laugh, we rest — and we leave more connected and more confident.”

She added, “Every year, Wellness Week(end) reminds me why We Are ILL exists. This isn’t just an event — it’s a lifeline, a soft place to land, and proof that we deserve spaces designed with our joy and wellness at the center.”

Board-certified neurologist Dr. Jakai Nolan McEwen, a featured panelist, highlighted the cultural resonance of the programming: “The learning that happens here is different because it’s rooted in our lived experience. We’re talking about what it means to wake up in these bodies every day. The education delivered was affirming, accessible, and actionable — and that combination is non-negotiable.”

The weekend featured a distinguished lineup of speakers, clinicians, and advocates, including Dr. Annette Okai, Dr. Nicole Garner Scott, Dr. Mia Cowan, Goody Howard, Mia Keeys, Dr. Mima Akinsanya, The CommUnity ATL, and many others who led conversations on healthcare navigation, mental health, financial wellness, and holistic healing.

The event received support from major sponsors, including gold-level partners Biogen, EMD Serono, and Novartis, as well as silver sponsors Sanofi, Genentech, AbbVie, and Alexion.

For more information about We Are ILL and its ongoing mission to reshape healthcare experiences for Black women with autoimmune diseases, visit their website or follow their updates on social media.
