ATLANTA, GA (July 22, 2026) — In a significant step toward expanding affordable homeownership along the Atlanta Beltline, Mayor Andre Dickens, Invest Atlanta, and Atlanta Beltline, Inc. (ABI) today officially launched the Beltline Mortgage Assistance Program.
This new down payment assistance initiative aims to help legacy residents, public sector employees, and other qualified buyers purchase homes in targeted Beltline neighborhoods on the city’s south and west sides.
Beltline Mortgage Assistance Program: What To Know
The Atlanta Beltline program addresses a core challenge in rapidly developing areas: rising home costs that risk displacing longtime residents and making it difficult for essential workers to live in the communities they serve. It reflects Mayor Dickens’ broader commitment to preserving affordability and building 20,000 units of affordable housing by 2030.
Program Details and Benefits
Eligible buyers can receive:
- Up to $30,000 for legacy residents and public sector employees (such as teachers, first responders, and other civil servants).
- Up to $20,000 for other qualified homebuyers.
Funds can be applied flexibly toward down payments, closing costs, permanent interest rate reductions, or a combination. Assistance is structured as a 0% interest soft second mortgage with a 15-year affordability period.
Atlanta Beltline, Inc. is investing an initial $1.5 million in 2026, with another $1.5 million planned for 2027, drawn from its affordable housing budget. Invest Atlanta will administer the program and handle loan servicing.
Eligibility and Requirements
The program targets specific subareas (1, 2, 3, 8, 9, and 10) within the Beltline Tax Allocation District (TAD) on the south and west sides. An interactive map with address lookup is available on the Beltline website.
Key requirements include:
- Purchase of single-family homes, townhomes, condominiums, or 2- to 4-unit properties.
- 30-year fixed-rate FHA, VA, or conventional mortgage (maximum loan amount $400,000; no maximum purchase price, with max CLTV of 105%).
- Minimum FICO credit score of 620.
- Household income limits up to 140% of Area Median Income (AMI), or 120% AMI for certain land trust transactions (e.g., 1-person household max around $115,500 at 140% AMI).
- Liquid assets not exceeding $35,000.
- Minimum buyer contribution of $1,500.
- Completion of a HUD-approved 8-hour homebuyer education course plus an Invest Atlanta Q&A session.

The Beltline has already reached 81% of its goal to create or preserve 5,600 affordable housing units by 2030, delivering over 4,500 units, many targeted at lower-income households. While past efforts emphasized rentals, this program expands focus on ownership opportunities, aligning with new for-sale developments like those at 425 Chappell Road.
This initiative builds on Invest Atlanta’s existing programs, such as general down payment assistance and targeted efforts in areas like Vine City and Perry Bolton, and supports the city’s Neighborhood Reinvestment Initiative for inclusive growth.
